We Are Thinking Of Moving Near La…?

4 Comments 16 February 2010

My husband and I want to move near LA in the next 3 years. We were looking at homes and I was confused at the prices. LA homes and some surrounding cities have a high median home price. We finally found some affordable homes in Moreno Valley, Victorville and Palmdale. My question is: What is wrong with these places? Why are they so much cheaper and yet appear to be nice homes?

Moreno Valley you will find to look nice from the outside but once you live there you will realize that its not a very attractive city. There are some parts that are nice but most of the nicer houses have people from the ghetto living inside them. I used to work as a paramedic for AMR in Riverside County and specifically moreno valley and most of the calls we responded to were for lower income families living in these huge houses that they could hardly afford. As a matter of fact there was usually lawn furniture inside the house because thats all the people could afford. You will be okay if you find a nice part of the city such as the laseelle and iris area or some of the areas on the northwest side but be very careful. There is a reason these cities are cheaper and with rising foreclosures home prices will drop and crime will go up it is guranteed to happen. Most people who commute from San Bernardino and Riverside Counties commute to LA or orange county which is a horrible commute because the only way to get there is by taking the 91 freeway which is jammed in the mornings and the afternoons. I would avoid southern calfornia altogether and get something more affordable and nicer such as the Austin Texas or San Antonio Texas area where I moved to.

One reason is because each of the cities you listed are at least 60 miles from Los Angeles. All are also in areas that get extremely hot, and dry during the Summer, and early Autumn months.
In the case of Moreno Valley it is also at the heart of home foreclosure mess. So many homes have been foreclosed on and sitting vacant that the property values have gone down. It allowed a criminal element to move in.
Palmdale is in the beginnings of the Mojave desert. It has nice areas, but also some bad areas. There is basically only one roadway connecting Palmdale to Los Angeles , and the daily commute is one of the worst in So Cal.
Victorvile is an old railroad town in the Apple Valley region, and roughly 1/3 the way to Las Vegas.. It has some nice parts, but it is so far from L.A. that commuting just isn’t economically feasible.
In all three you can get unbelievable bargains in the housing market, and make a killing when the economy turns around, but if you don’t want to speculate you may find that paying a little more to be closer to town is a better value.

Moreno Valley is not in LA , and it’s further inland to the east in Riverside County. Victorville is located north of San Bernardino. And Palmdale is a city ,quite a drive from LA. Some of them may sound nice but,…. they are really far, if you’re going to work in LA.

Moreno Valley, Victorville and Palmdale are all in undesirable place. The main reason would be because they are in the desert.
